Dwarka Expressway Sees 153% Property Price Growth in 5 Years Driven by Strong Housing Demand

Stretching over 29 km—18.9 km in Haryana and 10.1 km in Delhi—Dwarka Expressway holds the distinction of being India’s first 16-lane expressway. This strategic corridor offers seamless connectivity from Dwarka in Delhi to the Kherki Daula Toll Plaza in Gurugram, significantly enhancing its real estate attractiveness.

According to MagicBricks, the average price of high-rise apartments along Dwarka Expressway now stands at ₹14,342 per sq. ft., representing a 153% increase in the last five years—an indicator of both consistent demand and rapid urban transformation.

Expert Insights: Infrastructure Drives Property Surge

Reflecting on the area’s remarkable price appreciation, Mr. Ashok Kapur, Chairman of Krishna Group and Krisumi Corporation, emphasized the role of infrastructure in shaping real estate growth. “Property prices on Dwarka Expressway have more than doubled over the past five years, which is a natural outcome of the area’s rapid infrastructure development and growing demand. The area offers excellent connectivity along with the presence of some of the country’s leading real estate developers, making it a highly sought-after destination for homebuyers,” Mr. Kapur noted.

He further added:  “Infrastructural development always acts as a catalyst for real estate growth, and Dwarka Expressway is a perfect example of this transformation. With upcoming projects such as new tunnels, metro corridors, and expressway linkages, the region is poised for even stronger growth in the coming years, further enhancing its residential and investment appeal.”

Robust Supply Pipeline and Connectivity Boost

According to Square Yards, over 25,000 housing units are expected to be added to the Dwarka Expressway micro-market over the next three years, as top-tier developers continue to launch residential projects to meet rising demand.

The infrastructure ecosystem supporting this demand is equally impressive. A newly completed 5.1 km tunnel along the expressway enhances regional connectivity:

  • A 3.6 km eight-lane segment connects Dwarka Expressway directly to IGI Airport, significantly reducing airport travel time.

  • A 1.5 km two-lane stretch links the corridor to NH-48, helping to ease congestion between Delhi and Gurugram.

Adding to this is a proposed ₹3,500-crore, 5-km underground tunnel in South Delhi. Developed by the National Highways Authority of India (NHAI), this project will provide a signal-free connection between Shiv Murti-Mahipalpur and Nelson Mandela Road, improving traffic flow toward Dwarka and Gurugram. Construction is scheduled to begin in early 2026.

Metro Connectivity to Elevate Residential Appeal

Further improving mobility, the proposed 28.5 km metro corridor from HUDA City Centre to Cyber City—with a branch line directly linking Dwarka Expressway—is expected to transform public transportation in the area. This initiative will offer easy metro access to key parts of Delhi NCR, providing a strong incentive for both residents and professionals working in the city.

Together, these ongoing and upcoming infrastructure projects are reshaping the mobility landscape and fueling residential demand across Dwarka Expressway.
