Luxury independent floor prices in South Delhi increased by up to 21% YoY during the April-June quarter of 2026, according to a report by Golden Growth Fund. The price movement was recorded despite geopolitical tensions and slowing real estate demand across India’s top cities.
Category A Colonies Record 20-21% Growth
In Category A colonies, prices increased by 20-21% during Q2 2026.
For a 2500 sq. ft. floor, prices increased by 21%, moving from Rs 16-22 crore in Q2 2025 to Rs 18-28 crore in Q2 2026. The average price increased from Rs 19 crore to Rs 23 crore.
For a 6000 sq. ft. floor, prices recorded 20% YoY growth, increasing from Rs 36-45 crore in Q2 2025 to Rs 41-56 crore in Q2 2026. The average price rose from Rs 40.5 crore to Rs 48.5 crore.
Category A colonies include Mayfair Garden, Panchsheel Park, Anand Niketan, Vasant Vihar, Shanti Niketan, Westend, Chanakyapuri, Golf Links, Jor Bagh, Sundar Nagar and Maharani Bagh, among others.
Category B Prices Rise 6-10%
Category B colonies also recorded an increase in independent floor prices.
The price of a 2500 sq. ft. floor rose from Rs 8.5-11 crore in Q2 2025 to Rs 9-12.5 crore in Q2 2026, representing 10% YoY growth. The average price increased from Rs 9.75 crore to Rs 10.75 crore.
For a 3200 sq. ft. floor, prices rose by 6% YoY, moving from Rs 13-18 crore in Q2 2025 to Rs 14-19 crore in Q2 2026. The average price increased from Rs 15.5 crore to Rs 16.5 crore.
Category B colonies include Chirag enclave, Anand Lok, GK, Green Park, Gulmohar Park, Niti Bagh, Defence Colony, Safdarjung Enclave and Kailash Colony, among others.

Jalan further added that the geopolitical tension in West Asia is prompting NRIs and HNIs to increasingly shift their investment from Middle East into the South Delhi real estate market to maintain safety of their investment while continuing to benefit from the continued rise in capital value and high rental potential.

The Municipal Corporation of Delhi (MCD) has divided all colonies of Delhi under eight categories – A, B, C, D, E, F, G & H. Circle rates, Property Tax rates and Stamp Duty charges for Property Registration are based on these categories.
Approximately 18,500 plots are available across the 42 Cat A and B colonies in South Delhi. The redevelopment potential of these colonies stands at Rs 6.5 lakh crore, presenting a huge opportunity for project development.
