Aaiji Group to Add 1.35 Million Sq. Ft. in Dholera

Real estate developer Aaiji Group is set to add approximately 1.35 million sq. ft. of residential and commercial real estate space in Dholera by December 2026, strengthening its long-term presence in the emerging industrial and economic hub of Gujarat.

The planned development comes at a time when Dholera is witnessing increased infrastructure activity, industrial investments and growing interest from domestic and international investors. Aaiji Group aims to leverage the region’s expanding industrial ecosystem by developing residential and commercial spaces designed to cater to the needs of homebuyers, businesses and long-term investors.

The company had earlier announced plans to invest Rs 100 crore by 2027 towards the development of residential and commercial projects in Dholera. The latest development pipeline is expected to further contribute to the region’s real estate growth as industrial and infrastructure projects progress.

According to Lalit Parihar, Managing Director, Aaiji Group, the company has established a growing customer base across India, including buyers from major cities within and outside Gujarat. The developer has also witnessed encouraging interest from Non-Resident Indians (NRIs), who increasingly view Dholera as a long-term investment destination supported by infrastructure development and economic growth.

Parihar said that Aaiji Group’s transparent business practices, customer-focused approach and continued after-sales support have helped generate repeat referrals and strengthen the company’s credibility among customers. The upcoming projects, he added, are expected to support real estate development, habitation and investment activity in the region.

Dholera’s Industrial Growth Drives Real Estate Potential

Dholera is emerging as one of India’s strategically significant industrial hubs, supported by developments across semiconductor manufacturing, connectivity infrastructure and smart city planning. These developments are also beginning to influence the region’s real estate landscape.

The expansion of the semiconductor ecosystem is expected to create demand for housing as engineers, technical professionals and industrial workers move into the region. At the same time, commercial real estate could gain momentum with the development of office spaces, malls, business parks, hospitality projects and ancillary industrial services.

Aaiji Group expects the combination of industrial activity and infrastructure development to create opportunities across both residential and commercial segments.

Parihar further noted that the execution of infrastructure projects in Dholera has accelerated visibly. However, the long-term sustainability of real estate investment in the region will depend on continued industrial absorption, employment generation and the development of social infrastructure.

Together, these factors are expected to play an important role in creating sustained demand for residential properties, offices, retail spaces and other commercial assets in Dholera.

With its planned 1.35 million sq. ft. development pipeline and previously announced Rs 100 crore investment commitment, Aaiji Group is positioning itself to participate in Dholera’s evolving real estate and industrial growth story.
