Golden Growth Fund Buys Gulmohar Park Land Delhi

Golden Growth Fund (GGF), a Category II real estate-focused Alternative Investment Fund, has acquired a prime land parcel in Gulmohar Park. The fund plans to develop ultra-luxury independent floors on the site, with an estimated revenue potential of around ₹100 crore, reinforcing its strategic expansion in South Delhi’s premium residential segment.

This marks GGF’s third acquisition in the region since its launch in September 2024, following projects in Anand Niketan and Neeti Bagh, where construction is already underway.


Project Overview

The development will be built on a 500 sq. yd. corner plot, offering a total built-up area of approximately 20,000 sq. ft., with an FAR of 2.25.

Key highlights include:

  • Four ultra-luxury independent floors (one per level)
  • Each residence spanning around 3,500 sq. ft.
  • Premium features including advanced security, modern amenities, and high-end fittings
  • Dedicated parking and thoughtfully designed layouts focused on privacy and exclusivity

The project will be executed by Grovy India Ltd, a listed developer with over 120 completed projects since 1985.

Golden Growth Fund launched its South Delhi-focused AIF in September 2024, positioning itself as a niche investor in the high-value residential markets of South and Lutyens Delhi.

“This AIF has seen a stupendous growth registering 28% IRR as on December 31, 2025. Professional management drives strategic planning and market insights, resulting in consistent income generation and long-term capital appreciation,” Jalan added.


South Delhi Market Potential

The South Delhi real estate landscape continues to offer significant redevelopment opportunities:

  • Around 18,500 plots are available across 42 Category A & B colonies
  • Estimated redevelopment potential stands at approximately ₹6.5 lakh crore

Prominent Category A & B colonies include Vasant Vihar, Shanti Niketan, Golf Links, Jor Bagh, Greater Kailash, Green Park, and Gulmohar Park, among others.


Rising Luxury Floor Prices

The luxury independent floor segment has seen strong price appreciation:

  • Category A colonies: Prices rose 25–34% in 2025
    • 2,500 sq. ft.: ₹10–19 crore (2024) → ₹14–25 crore (2025)
    • 6,000 sq. ft.: ₹19–45 crore (2024) → ₹25–55 crore (2025)
  • Category B colonies: Prices increased 22–26%
    • 2,500 sq. ft.: ₹7–10 crore → ₹9–12.5 crore
    • 3,200 sq. ft.: ₹11–16 crore → ₹14–19 crore
