India’s real estate investment market is becoming more diversified, with growing domestic participation and increasing interest in emerging cities. Industry leaders say institutional capital continues to favour income-generating assets, while select Tier II cities could offer new investment opportunities over the coming years.

Mukesh Choudhary, Managing Director of Accuspace, noted that commercial real estate, warehousing and operational assets attract investors seeking stable income and long-term value. He also highlighted the gradual expansion of investment interest beyond major metropolitan markets.

Domestic Investors Strengthen Market Participation

Lalit Parihar, Managing Director of Aaiji Group, said domestic investors are playing an important role in the development of emerging real estate markets. He noted that infrastructure, urbanisation and new economic centres could create opportunities across residential land, housing and commercial developments.

Ankur Jalan, CEO of Golden Growth Fund, highlighted the growing maturity of India’s real estate investment market. He cited cumulative institutional investment of USD 85.5 billion between 2011 and the third quarter of 2026. He also pointed to alternative investment funds as a potential source of long-term capital for emerging investment opportunities.

Bengaluru Residential Market Retains Growth Potential

Suresh H. A., Managing Director of Sanjeevini Group, said Bengaluru’s residential market continues to benefit from its economic base, employment opportunities and housing demand.

He noted that premium and luxury housing could attract buyers seeking larger homes, modern amenities and integrated lifestyles. However, developers must align projects with affordability, buyer confidence and market fundamentals.

Tier II Cities Could Attract More Investment

Industry leaders expect infrastructure development, transparency, asset quality and sustainable occupier demand to influence future investment decisions. Select Tier II cities could attract more institutional interest as their economic foundations and infrastructure improve.

The next phase of growth will depend on investment-ready projects, credible planning and long-term demand. A broader geographic spread of capital could create opportunities across India’s residential and commercial real estate sectors.
