India’s Co-living Market to Hit 1 Million Beds by 2030

India’s co-living market is witnessing a rapid transformation, poised to grow threefold by 2030 with an expected inventory of nearly 1 million beds. Driven by urban migration, increasing demand from students and young professionals, and a preference for hassle-free, community-driven housing, the organized co-living sector is set to double its market penetration from 5% in 2025 to over 10% by 2030. From a market size of INR 40 billion in 2025, co-living is forecasted to reach INR 200 billion by the end of the decade.
This surge is supported by a rental arbitrage of up to 35% compared to traditional rentals, institutional investor interest yielding up to 10%, and innovative business models like lease-based and franchise operations. Moreover, the Purpose Built Student Accommodation (PBSA) sub-segment stands out as a major opportunity due to a large demand-supply gap in student housing. With urban India’s young migrant population expected to drive a sustained rise in demand, co-living is maturing into a robust real estate asset class.
