Nuvama Reiterates BUY on Signature Global at ₹1,456

Nuvama, a leading brokerage firm, has reiterated its BUY recommendation on Signature Global (India) Ltd., setting a target price of ₹1,456. The firm’s latest report underscores a notable increase in average price realization, both year-on-year (YoY) and quarter-on-quarter (QoQ). In Q1FY26, price realization surged 6% YoY and 37% QoQ, reaching ₹16,296 per sq. ft. This growth is largely driven by Signature Global’s expanding share of premium projects in Gurugram.

Strong Sales Momentum & Premium Project Launches

Signature Global continues to witness robust momentum in the premium housing segment. A key highlight has been the launch of ‘Cloverdale SPR’, a luxury residential project in Sector 71, Gurugram. This development reinforces the company’s premiumisation strategy and its growing presence in high-end real estate.

Land Acquisition Highlights Growth Intent

Demonstrating a sharp focus on future growth, Signature Global acquired a 10-acre land parcel in Sohna during the quarter. This acquisition offers a development potential of approximately 0.53 million sq. ft., reflecting the company’s active business development strategy in high-opportunity micro-markets.

Execution and Financial Discipline Remain Strong

Backed by successful project launches and continued demand, Signature Global reported ₹26.4 billion in pre-sales during Q1FY26, marking a 63% QoQ increase. The company’s financials remain healthy, with a net debt-to-operating surplus ratio of ~0.54x at FY25-end—demonstrating prudent capital management and operational discipline.

Forward Outlook: Pre-sales and Collections Drive Optimism

Signature Global continues to express strong confidence in its FY26 targets, maintaining guidance of ₹125 billion in pre-sales and ₹60 billion in collections. The company is expected to intensify land investments to support future launches. At the same time, steady collections and rising margins are projected to enhance free cash flow, positioning Signature Global to become net-cash positive by FY27, as per Nuvama.

This optimistic outlook reaffirms the brokerage’s BUY rating, reflecting Signature Global’s strength in execution, disciplined financials, and strategic market positioning.
