Milestone Strengthens Smartworks’ Leadership in Enterprise Workspace Solutions

Smartworks Coworking Spaces Limited has become the first listed flexible workspace provider in India to surpass 10 million square feet of operational portfolio, reinforcing its position as one of the country’s largest managed office space operators.

The milestone follows the operational launch of the company’s new centre at Tata Intellion Park, Mumbai, which has already secured a client from the prestigious Forbes 2000 list, highlighting continued demand for Smartworks’ enterprise-focused workspace solutions.

Growing Demand from Enterprises and GCCs

Commenting on the achievement, Neetish Sarda, Founder and Managing Director of Smartworks, said the milestone reflects a broader transformation taking place within India’s office market.

“This milestone reflects the structural shift underway in India’s office market, where enterprise demand is moving towards managed, campus-led solutions that offer scale, consistency, and long-term visibility,” he said.

Sarda noted that Smartworks has evolved beyond a traditional coworking operator into a national-scale enterprise workspace infrastructure platform, enabling large enterprises and Global Capability Centres (GCCs) to expand seamlessly across multiple cities.

“As an infrastructure partner to enterprises and GCCs, we enable multi-city expansion with standardised delivery, predictable execution, and consistency of experience,” he added.

Strong Financial and Operational Performance

The company’s growth has been supported by increasing adoption among large enterprises, multinational corporations, and GCCs seeking larger office campuses, multi-city footprints and long-term occupancy arrangements.

Smartworks reported strong performance in Q3 FY26, recording revenue of approximately ₹472 crore, representing a year-on-year growth of around 34%. Mature centres across its portfolio achieved nearly 93% committed occupancy, reflecting sustained demand and operational stability.

The company stated that its growing portfolio scale and high occupancy levels have positioned the business for stronger revenue visibility and long-term cash generation.

Building a National Workspace Infrastructure Platform

Smartworks serves a diverse portfolio of clients, including Forbes 2000 companies, multinational enterprises, GCCs and rapidly growing businesses. Its business model focuses on leasing entire office buildings and transforming them into fully managed, technology-enabled workspaces tailored to enterprise requirements.

The achievement of crossing 10 million sq. ft. marks a significant milestone in the evolution of India’s flexible workspace sector and further strengthens Smartworks’ position as a key infrastructure partner supporting the country’s growing corporate and GCC ecosystem.
