Sattva Group Launches Mumbai Debut Project ‘Sattva Sumera’

Residential redevelopment project in Parel carries GDV of INR 5,500 crore

Sattva Group has announced the launch of Sattva Sumera, marking the company’s first residential development in Mumbai with a Gross Development Value (GDV) of INR 5,500 crore.

Located in Parel within the Mumbai Metropolitan Region, the project forms part of the company’s redevelopment pipeline and represents its entry into Mumbai’s residential real estate market.

According to the company, the development comes as redevelopment activity, infrastructure expansion, and changing urban housing requirements continue to reshape Mumbai’s real estate sector.

Spread across a two-acre land parcel, Sattva Sumera will comprise twin high-rise towers rising to approximately 200 metres, with a total development potential exceeding 20 lakh square feet.

The first tower will include around 500 residential units featuring two and three-bedroom homes along with flexible Jodi configurations. Unit sizes range from 760 to 830 square feet for two-bedroom residences and 1,100 to 1,400 square feet for three-bedroom residences.

The project is positioned near several infrastructure developments including the upcoming Sewri Worli Connector, providing connectivity to the Bandra Worli Sea Link. The development also connects to the Eastern Freeway, Atal Setu, and the proposed Metro Line 11.

The company stated that the project incorporates an Urban Forest design concept featuring vertical greenery and layered lighting integrated into the architectural design.

Commenting on the launch, Shivam Agarwal, VP Strategy, Sattva Group, said, “Mumbai is at a point where redevelopment is no longer just about replacing older buildings, it’s about improving how people live. You’re seeing a clear shift in what buyers value today. It’s not just about location, but how well a home is planned, how much light it gets, how it feels day to day. With Sattva Sumera, we’ve tried to stay very focused on these basics. Getting the planning right, making spaces feel more open, and ensuring that design and execution work together in a practical way. In a city like Mumbai, even small improvements in how a home is designed can make a meaningful difference to everyday living. For us, this is also a long-term play. As the city continues to evolve, especially with new infrastructure coming in, there’s an opportunity to build developments that are simply better thought through and more livable.”

The project includes retail space at the ground level, parking facilities across lower floors, and a dedicated clubhouse with amenities located on the 11th and 12th floors. Approximately 50,000 square feet of amenities will focus on wellness, recreation, and community living.

According to the company, higher residential floors are planned to provide enhanced views, greater privacy, and improved living experiences.

With the launch of Sattva Sumera, Sattva Group aims to expand its presence in Mumbai’s redevelopment-driven residential market through planning-led urban housing projects.
